EthioBete is a marketplace that connects guests with hosts who offer places to stay. We are not the owner of any listing and are not a party to the stay itself — the agreement is between the guest and the host.
Your account
- You must be 18 or over.
- Give accurate details, and keep your password to yourself. You are responsible for what happens under your account.
- Treat everyone with respect, in line with our community commitment. Discrimination, harassment and abuse are grounds for removal.
Booking and payment
- A booking is confirmed once payment succeeds — or, on request-to-book listings, once the host approves and payment succeeds.
- Payments are processed by Stripe. Prices shown include all fees and tax before you pay.
- The price breaks down as: the nightly rate, the host's cleaning fee, a 12% guest service fee, and 15% VAT. Hosts are separately charged a 2% host service fee out of their payout. These rates can change; the rate shown at the time you book is the one applied.
Cancellations and refunds
Each listing states its policy. What you get back depends on that policy and how close to check-in you cancel:
- Flexible — full refund if you cancel at least 1 day before check-in.
- Moderate — full refund at least 5 days before check-in, otherwise 50%.
- Strict — 50% refund at least 7 days before check-in, otherwise none.
Refunds return to the original payment method. A host cancelling a confirmed booking refunds the guest in full.
Hosting
- Only list a place you are entitled to rent out, and describe it accurately — photos, capacity, location and rules must match reality.
- New and edited listings are reviewed before they appear publicly. We may decline or remove a listing, and we will tell you why.
- You are responsible for meeting local law, including permits, safety obligations and tax on your earnings.
- Honour confirmed bookings. Repeated cancellations may cost you access to the platform.
Content you post
You keep ownership of your photos and text, and you give us permission to display and promote them on EthioBete. Only upload material you have the right to use. Illegal, misleading or sexually explicit content is prohibited and will be removed.
Reviews
Reviews must reflect a real stay. We do not delete reviews for being unflattering, but we remove ones that are false, abusive, or written to manipulate ratings.
Suspension
We may suspend or close an account that breaks these terms, harms other users, or is being used fraudulently. Where we can, we will explain why and give you a chance to respond.
Our role and limits
We do not own, inspect or manage the properties listed. We are responsible for operating the platform and handling payments correctly; we are not responsible for the condition of a property or the conduct of a guest or host. Nothing here removes rights you have under Ethiopian consumer law.
Changes
We may update these terms. Material changes will be announced in the app, and the date at the top of this page will change. Bookings already made stay under the terms that applied when they were made.
